General terms and conditions

1. The guest accommodation contract is concluded as soon as the room is ordered and confirmed and (when booking more than 30 days in advance) a deposit of at least 50% of the total travel price has been received by the host or, if a commitment is no longer due to lack of time possible, provided and paid for in full. The full payment of the total travel price is due before the keys are handed over on the day of arrival. The GTC become part of the contract when the guest accommodation contract is concluded. The host can withdraw from the accommodation contract and demand cancellation costs from the guest in accordance with section 5 if the guest does not pay the agreed deposit or does not pay it in full despite a reminder from the host with a reasonable deadline. The host can terminate the contract without notice and without compensation in cases of force majeure, other events (water damage, storm damage, fire damage, etc.) or that are personal to the guest. The termination can also be declared after the guest has arrived.

2. The conclusion of the guest accommodation contract obliges the contractual partners to fulfill the contract, regardless of the duration of the contract.

3. The accommodation may only be occupied by the maximum number of persons permitted under the accommodation contract. The guest is not authorised to allow a third party to use the accommodation (e.g. for showering), in particular to sublet it, without the host's permission. If individual persons depart before the booked departure date, no rental fees will be refunded. Dogs and other pets are not permitted.

4. The host is obliged to pay the guest compensation if the room is not made available.

5. If the guest withdraws from the accommodation contract by means of a written declaration, the host can demand compensation for his expenses. When calculating the compensation, expenses usually saved and possible other uses of the accommodation must be taken into account. The host can calculate his compensation claim as a percentage of the price of the stay, taking into account the following breakdown according to the proximity of the time of withdrawal to the contractually agreed start of the overnight stay:
· 0% of the travel price up to the 31st day before the start of the journey
From the 30th day before the start of the trip and in the event of no-show, 100% of the travel price minus additional prices charged (e.g. final cleaning)

6. The guest reserves the right to prove that the host incurred no or lower costs than the prices claimed. In this case, the guest is obliged to pay the lower costs.

7. Arrival and departure days count as one day. The minimum price is calculated based on a minimum stay of 2 nights.

8. The guest undertakes to comply with the house rules (click here or https://www.apartment-haus.com/hausordnung).

9. The time for handing over the keys must be agreed with the host at least one day before arrival. In the event of deviations from this agreed time by more than one hour, the host must be informed immediately. The apartment is regularly available from 3 p.m. on the day of arrival. You must arrive by 7 p.m. unless a later arrival time has been expressly agreed with the provider in advance. An arrival before 3 p.m. can also only take place if this has been expressly agreed in advance with the provider.
On the day of departure, the apartment must be vacated by 10 a.m. at the latest. The guest is not entitled to check-in before 3 p.m. and check-out after 10 a.m. The eviction is only deemed to have been effected when all the keys have been handed over to the host or his representative. For this purpose, the guest can, if this has been expressly agreed with the provider beforehand, leave all the keys on the table in the apartment and close the apartment door. The guest is obliged to check that the apartment door is properly closed.
If one or more keys are lost, the guest must pay the provider compensation for their replacement and, if necessary, for the installation of new locks.

10. If there is any damage in the apartment, the host must be informed immediately. The guest is liable for damage caused by him to the rental property, the inventory and the community facilities that go beyond normal use.

11. The host is entitled to use the apartment during the day, even if the guest(s) is/are absent, if necessary, e.g. to exchange towels (at the guest's request after every 4 days of stay), to exchange bed linen (at the guest's request after every 7 days of stay ), for an interim cleaning (at the request of the guest at any time for an extra charge) and in emergencies (e.g. water damage, fire - also with rescue workers).
Our apartments are equipped with remotely readable temperature and humidity measuring devices. The data is recorded anonymously and automatically deleted after the guest's departure. The ideal values for building fabric (prevention of mold) and energy efficiency are between 16 and 22 degrees Celsius room temperature and between 40% and 60% relative humidity. In the event of deviations from these parameters and if the guests are absent for several hours, the host is entitled to enter the apartment to air and heat it.

12. The place of business is the exclusive place of jurisdiction.

13. Severability Clause
Should individual provisions of the guest accommodation conditions be or become invalid, the validity of the remaining agreements shall not be affected.
